MVProperty Management takes the stress out of maintaining and operating vibrant commercial and office spaces. Our licensed property managers ensure clients’ properties are well maintained over the long term. We are on call 24-7 to respond to maintenance requests and other tenant questions, so that building owners can rest assured their assets are being maximized.
MVProperty Management provides:
Ongoing maintenance: Through regular inspections and routine maintenance work, we ensure your building is running efficiently and your tenants are happy. We take care of cleaning, landscaping, snow removal and additional services depending on the building and tenant.
Timely response to maintenance requests: We are on call 24/7. No matter what time of day, we respond to all maintenance requests within a few hours. We work with tenants to make sure problems are resolved quickly.
Coordination of tenant improvements and move-ins: When a new tenant signs, renews or updates their lease, we determine scope, budget and permitting requirements for all agreed-upon tenant improvements. We hire local professionals to complete all tenant improvements and verify the project was completed as specified. We help coordinate their move-in and assist with helping them set up utilities and other services needed to operate their business.
Marketing vacancies and tenant selection: When a vacancy occurs, we assist building owners with finding appropriate candidates for the space. We advertise all vacancies on our own website and on high-traffic, third-party real estate websites. We help you determine competitive monthly rental rates based on property condition, location, demand and other factors. We review all tenant applications, run credit reports, check all references and make recommendations for tenant selection.
Leasing services: We prepare a professional, legally binding lease that clearly documents what the building owner is responsible for, what the tenant is responsible for, and what MVProperty Management is responsible for. We maintain property and lease files and keep a record of all correspondence with building owners and tenants.
When a new tenant moves in, we conduct a walk-through with the tenant, and document the condition of the space prior to signing. We provide the tenant with an introductory letter about the building, emergency contacts, insurance requirements, rent collection procedures and maintenance request procedures. When a tenant gives notice, we conduct a final walk-through with the tenant, document the condition of the space, and determine whether a full deposit should be returned to the tenant.
Rent collection (optional): We can collect rent monthly and deposit it into your account. We can also pay all operating expenses from your account on your behalf.
